Serious single-family crimes continued to decline in April, however, serious multi-family crimes are now on the rise.
…Freddie Mac reports that multi-family delinquencies rose to 0.19% in April, from 0.08% in April 2022.
This graph shows the serious delinquency rate of Freddie multifamily since 2012. Rates were still high in 2012 after the housing crisis and the financial crisis.
The multi-family rate has increased following the pandemic and has increased recently as rental growth has slowed, vacancy rates rose and interest rates rose sharply. This will be something to watch as rents come down.
